College charm in NW7

New-home choice widens in sought-after Mill Hill

articlemain

Berkeley Homes is building in the grounds of St Joseph's Gate, a grade II listed former college in Mill Hill, used by the BBC as a location for its series Call the Midwife. The gated scheme includes two-, three- and four-bedroom refurbished and newly-built apartments, in seven acres of mature parkland, with views over London. Bordered by Hammers Lane and Lawrence Street, the restored grounds will include formal gardens, turfed lawns, box hedging and wooded areas. Agents are Knight Frank and Statons. Prices start at £900,000.

Berkeley is lead development partner at two other schemes in north west London. It is part of the St Edward consortium, which is building Stanmore Place on Honeypot Lane, HA7.

Available through new homes specialist Preston Bennett, the scheme allows purchasers to pick up an apartment with a deposit of just five per cent. This relieves both first-time buyers and current home owners of the need to save a large deposit - they can secure their home at Stanmore Place with as little as £16,500. Help To Buy guarantees 20 per cent of the price as an equity loan, repayable on the future sale of the property.

Stanmore Place features tree-lined avenues, cycle paths and a lake that is home to more than 1,000 fresh-
water fish. The newest phase of homes, Attlee Court, comprises 55 one-, two- and three-bedroom apartments, many offering views of the water feature.

Several of the apartments come with a private balcony or terrace, enabling the residents to enjoy views of the grounds. All have Villeroy & Boch bathrooms and high-gloss laminate and matt timber-effect kitchen cabinets. Resident facilities include 24-hour concierge, private gym and Zipcar car-share club. Prices at Attlee Court range from £386,000 to £487,000. The finished scheme will have 798 new homes.

Berkeley is also part of the St George consortium, which is building Beaufort Park in Hendon, NW9. St George is launching the Carvell apartments here. These are studio, one- and two-bedroom apartments, some in the open-plan Manhattan style. Beaufort Park is designed as a community with its own amenities and annual events. Prices are £209,950 to £689,950.
